The Ledyard zoning regulations allow an accessory apartment to be constructed within or attached to a single-family home. The Ledyard Planning & Zoning Commission is proposing an amendment to the regulations that will allow a detached 420' to 1000' apartment to be constructed in the rear, side, or front yard of single-family homes. The apartment can be a permanent stick-built structure, mobile home, or a tiny house; have one parking space; be up to 35' in height and have an unlimited number of bedrooms. The proposed regulations do not impose landscaping, screening, or appearance requirements; age-restriction requirements; or affordability requirements.

When someone chooses a home to raise their family, they choose more than just a home: they also choose a town and a neighborhood environment. A town that allows rental apartments in the front yards of its single-family neighborhoods will be diminished compared to towns that do not.

The PZC will conduct an in-person and Zoom public hearing on its proposed amendment at 6 p.m. Thursday, July 14 in the Annex behind the Town Hall at 741 Colonel Ledyard Highway. Please email (planner@ledyardct.org), or attend, and tell its members how you feel about front-yard apartments in residential neighborhoods.
